Most agents charge on turnover — what guests pay before the platforms take their cut. We charge on payout — what actually lands in the bank.
It's checkable. Every owner statement reconciles against your bank statement, to the penny.
And it pays us to save you commission. An agent charging on turnover earns the same whether a booking comes through Airbnb or direct. We only earn more if you do — which is why we build direct booking for every property.
The maths: on £40,000 of guest bookings, platform fees of around 15% leave a £34,000 payout. Our fee is £5,950, with no VAT — about 14.9% of what your guests paid. A typical "15% + VAT" agent charging on turnover: £7,200. The fee that sounds cheaper costs £1,250 more.
